2025 roundup: Kropyvnytskyi tops rental price growth

In 2025 rental prices in Ukraine rose almost everywhere. The highest rates for one-bedroom apartments were in Uzhhorod, Lviv and Kyiv; Kropyvnytskyi recorded the largest year-on-year increase — +33%. Several other cities also saw substantial rises.

Regional price differences

Demand for rental housing in 2025 increased compared with the previous year. A noticeable gap between the western and eastern regions persists: depending on the type of apartment, rates can differ by two to four times, according to LUN’s annual review.

Highest rates and dynamics

Uzhhorod and Lviv remained the most expensive for renting one-room apartments, surpassing offers in the capital. At the end of the year, average monthly rates for a one-room apartment reached around 21,300 UAH in Uzhhorod, 17,000 UAH in Lviv and 16,000 UAH in Kyiv.

Ivano-Frankivsk narrowed the gap: over the year rents for one-room apartments rose by approximately 15% and practically reached 16,000 UAH.

Growth rates and demand

The largest annual price increase was recorded in Kropyvnytskyi — about +33%. Significant growth rates were also seen in Cherkasy (+28%), Mykolaiv and Zhytomyr (+20%), Odesa (+18%), Kharkiv (+13%), Khmelnytskyi and Zaporizhzhia (+10%).

Despite the rise, average listing prices in eastern cities remain significantly lower than those of the leaders. At the end of 2025 a one-room apartment in Odesa was offered on average for about 10,000 UAH per month, in Kharkiv — 4,500 UAH, in Zaporizhzhia — 5,500 UAH, in Dnipro — 10,500 UAH.

Head of LUN Statistics Lyudmyla Kiriukhina explains that the large percentage increases in Odesa, Kharkiv and Mykolaiv are partly linked to a low initial price base. In Kyiv prices are rising more slowly, and at the end of the year there is a noticeable seasonal decline.

With the exception of Uzhhorod, we can speak of a move toward a cautious reduction of the imbalance between more expensive and cheaper cities. This may indicate that the rental price factor in cities is gaining importance compared with the city’s safety

The highest demand remains for one-room apartments. According to Google Trends, the geography of search queries in 2025 gradually shifted westward: while in 2024 activity was higher in the east and in the capital region, last year searches increased in the western part of the country.

This points to a continued movement of internally displaced persons and businesses to the western regions — not only to the most expensive centers like Lviv and Uzhhorod, but also to other relatively safe regions.

Two-room apartments were most searched for in Uzhhorod and Kropyvnytskyi. Three-room apartments rose most in price in Lviv (+14% year-on-year), Odesa (+15%), Ivano-Frankivsk (+20%) and Poltava (+25%).
